New Senior Affordable Housing Community Breaks Ground in Northwest Las Vegas
Ovation Development Corporation announced a new senior affordable housing community in northwest part of the Las Vegas valley. The new $78 million project will create 276 housing units, including 38 standalone tiny homes and 238 apartments for low-income seniors. Of those, 180 units will be available to seniors making less than 49% of Area Median Income (AMI) and 96 units will be available to seniors making less than 59% of AMI. The community’s tiny homes will offer 400 square feet of living space, while apartments from 664 to 891 square feet will offer from one to two bedrooms.
The project sits on a 9.5-acre land once owned by the federal government and granted to the City of Las Vegas for purposes of affordable housing, and Ovation was awarded the project through a competitive Request for Proposal (RFP) process.
The project was funded in part by Clark County Community Housing funds and Nevada Housing Division’s Home Means Nevada Initiative.
The project has three separate buildings totaling 243,100 square feet and is being designed and built to achieve LEED Gold certification by the U.S. Green Building Council (USGBC) with a variety of indoor and outdoor amenities.
Construction is expected to be complete by year-end 2025 with the first resident move-ins anticipated in 2026.
